Castle Park Investments, LLC is a New York-based investment firm focused on niche investment opportunities across the country to generate long-term wealth and cash flow while protecting investor capital. Founded in 2020 by two former traders of agency mortgage-backed securities, the firm has approximately 50 investors and manages roughly $50 million of committed equity capital with more than $100+ million in assets under management.
The Challenge
Shortly after founding Castle Park Investments, partners Evan Bernstein and Brad Scott set their sights on a very specific target. “We saw a great opportunity in manufactured housing, RV resorts, and campgrounds,” said Bernstein. But they knew they needed to get aggressive – and fast. “Manufactured housing in general has gotten competitive, but it’s still an incredibly fragmented market and finding deals is still very achievable with the right strategy and resources,” explained Bernstein. “On the RV/campground side, we found that there is currently less competition, but more people are starting to pay attention.”
The partners set a goal to raise $30 million to invest in their chosen niche. But with a small team and a startup culture, they first needed to establish an efficient support system. They set out to find an investment management platform that could help them streamline critical but time-consuming administrative tasks so they could focus on what they do best: finding exceptional deals for their investors.
The Process
Bernstein and Scott interviewed several vendors and test-drove a number of investment management platforms, but one stood out for its ease of use and accessible support team. “We went with Juniper Square because while I was taking the demo, it was the easiest for me to use,” said Bernstein. “And one of my biggest concerns, especially starting out, was the ability to communicate with real live people and not just some automated support tool. [Juniper Square] has been great because we’re able to work with a specific team, exchange real emails, and actually talk to people on the phone. That’s so important, especially when dealing with sensitive things like investor documents and tax information.”

Bernstein explained that Juniper Square helped the small team at Castle Park avoid the time burden involved with things like gathering signatures, segmenting email lists, and maintaining communications for various fundraisers. Instead, they were able to concentrate their time and effort on building the business and providing positive investor experiences.

The Results
And build the business they did. Castle Park raised $28.4 million in the first three months using Juniper Square, and to date they have deployed roughly 70% of the fund. “We were very happy with the velocity of that equity raised and as well as being able to put that to work in the market quickly,” said Bernstein.
Bernstein believes that leveraging an all-encompassing partnership enablement platform like Juniper Square gives Castle Park an enormous edge in the marketplace. “Having one platform where we can go for all our investor communications, distributions, contributions, etc. is much better than going back and forth between the software and different administration tools.”

In addition to using the platform, Bernstein credits Castle Park’s fast success to their sophisticated investor base and their ability to act as stewards to this specific niche. “Most of our investors didn't have exposure to the asset class, but by really knowing our stuff, having a specific acquisition strategy, and telling the thematic story of the asset class, we were able to demonstrate the opportunity for our equity pool to begin diversifying their portfolio into this real estate sector.”
